How to Know it is time for a new roof

  1. The age of the roof. If your roof is 15-20 years old it is a good idea to get it inspected.,

  2. Shingles that are curling or have edges that looked warped. This is a sign they are deteriorating

  3. Missing shingles. Depending on the amount this could just be a repair.

  4. Granule loss. Once a large amount of granules have been loss, the fiberglass mat will be showing which will lead to deteriorating shingles

  5. Leaks will usually mean your roof is compromised.

  6. Roof damage for storm. Getting an inspection after a recent storm is a great idea. A trained professional may be able to point out damage you do not see.

Why do we perfer using GAF Timberline HDZ shingles?

  1. 130 mph Wind resistance. Thanks to their Layerlock technology and StrikeZone nailing area these shingles have one of the strongest wind Warranties. This is great for Florida as these shingles can protect against hurricans

  2. StainGuard algae protection. This built-in protection against blue-green algae, which is the usual culprit of ugly black streaks.

  3. Industry-leading Warranty. Your roof can qualify for GAF system plus, silver pledge, or golden pledge warranty if istalled with specific materials. These warranties can last up to 50 years

  4. Energy-Efficient Options. Some Timberline HDZ colors qualify for Cool Roof ratings, which reflect sunlight and reduce attic heat build up.

Shingle Roofing Underlayment

    Synthethic

    Synthethic underlayment will be the cheaper option. This system will be lighter weight and allow the roof to breath easier. A con of using this system is that Synthetic underlayment is not a water-tight system. If a storm blows off shingles there will be a high-likelihood of a leak.

    Peel-n-Stick

    Peel-n-Stick underlayment will be the more expensive option. This system will be more durable and provide a water-tight seal around every penatration in your roof. This system is between $5-$20/per 100sq Ft more expensive than Synthetic underlayment

Shingle Roof Replacement

Scope of Work

We tear off the entire shingle roof down to the plywood decking.

Any rotten wood will be replace with 1/2” 4ply CDX plywood, truss, fascia or soffit will be replaced as needed with appropriate wood.

Renail the decking with 8D ring shank nails to bring it into the new building code.

Install new shingle underlayment, either synthetic or peel-n-stick.

Install new 6” painted Drip edge, Galvanized valley metal, Pipe covers, Gooseneck vents.

Install new GAF Timberline HDZ shingles, Prostart on the eaves of the roof, seal-a-ridge on the hip and ridge areas of the roof, and install proper attic ventilation.
